The Masterplan
Welborne Garden Village represents one of the most ambitious and forward-thinking residential masterplans in the UK. Designed as a complete new community, this sustainable garden village is combining high-quality architecture, extensive green space and a strong focus on the future to deliver 6,000 homes along with schools, healthcare facilities and other public spaces for people to live, work and thrive.
The master developer is Buckland Group and its vision for Welborne is focused on five elements to create a holistically planned, characterful and sustainable place, as a new addition to Britain’s rich legacy of new communities. The elements are beautiful architecture, extensive and thoughtful landscaping, place-making and early infrastructure delivery, long-term stewardship, and a local first approach. As a consequence, regional builders Thakeham, CG Fry & Son, and Pye Homes Blenheim have been selected for their experience and reputation for building high quality, timeless homes.
Underpinning Welborne is the UK’s largest water source energy network designed and delivered by Rendesco.
The network draws water from Portsmouth Water’s underground Hoads Hill Reservoir, making it significantly more efficient than air source heat pumps due to its stable and higher than average temperature, typically 12°C. A unique feature of the network is its capability to provide cooling in the summer by reversing the process and expelling heat back into the reservoir.
Water from the reservoir is circulated to each home, where an individual heat pump converts that natural energy into usable energy.
This sustainable energy network has the potential to significantly reduce CO₂ emissions compared with traditional gas boilers, while helping residents achieve ongoing energy savings and supporting a more sustainable, low-carbon future.
Rethinking Heating for a Low-Temperature Future
As the residential sector moves away from fossil fuels, low-temperature heat pump systems are rapidly becoming standard. Traditionally, steel panel radiators were the most commonly used products to heat our homes. But operating at much lower flow temperatures, these radiators must be significantly larger to deliver adequate heat output. The result? Bulky radiators, reduced wall space and compromised interior layouts. But the challenge extended beyond winter performance.
Highly insulated modern homes are increasingly vulnerable to summertime overheating.
Cooling was required in all bedrooms, without undermining Welborne’s low-carbon ambitions or introducing separate air conditioning systems.
Acknowledging the energy network could reverse cycle and provide cooling as well as heating, the challenge then was to unlock that potential within the homes.
The Briza 10 Solution
The solution was Jaga’s Briza 10 Baseline heat pump radiator.
Engineered specifically for heat pump systems, the Briza incorporates intelligent fan coil technology to maximise output at low water temperatures. This enables strong heating performance in a compact design and supports optimal seasonal efficiency from both Kensa and NIBE heat pumps.
Crucially, the same unit can operate in cooling mode using the existing flow and return pipework and connections from the local heat pump.
- No additional pipework
- No separate air conditioning unit
- No visual compromise
Compact, wall-mounted and acoustically refined, Briza integrates effortlessly into the bedrooms and study areas. Its slim form preserves wall space, while whisper-quiet operation ensures optimum comfort.
Jaga is supplying the standard Baseline model for Welborne, which is available in a comprehensive range of colour finishes.
Also available are the standard Coreline, elegant Waveline, and the sophisticated Woodline models.
Welborne homes are fitted with Jaga’s JRT-100 wall-mounted thermostat for intuitive heating and cooling control. It incorporates a fully programmable touchscreen control, with Wi-Fi and app capability.
Briza has unrivalled product guarantees. Heat exchangers are covered for five years, valves three years, electrical components two years, and other components for ten years. Jaga provides support for design, application and installation guidance, via a nationwide network of sales and technical professionals.
Jaga adopts a cradle to cradle approach to product design and development, and it’s core value of ‘respecting nature’ is always a part of decision making.
With Briza the focus was more technology, and less material, designing a heating and cooling emitter that is intelligent and super-lightweight. Materials used are fully and easily recycled at end of life.
Awards
Briza’s Net Zero design edition has won nine national and international awards, confirming its leading position in design, technology and sustainability.
Master Developer Perspective
Paul Self, Commercial Director at Buckland Group, explained:
“We were looking for a slimline, aesthetically pleasing emitter that was simple to operate and exceptionally quiet in use.
The alternatives we reviewed tended to be larger and felt more suited to commercial environments than high-quality homes, which did not align with the residential vision for Welborne.
We are installing underfloor heating on the ground floors and using Jaga Briza units in all bedrooms, where cooling is provided via NIBE or Kensa water source heat pumps. The Briza units deliver efficient heating in winter and comfortable cooling in the summer, giving homeowners true year-round comfort from a single emitter. The sleek, uncluttered design, low operating noise levels and intuitive control via the Jaga app were all important factors in our decision.
Most importantly, the Briza stood apart aesthetically from other products on the market. Based on our experience at Welborne, we would definitely consider Jaga for future developments.”
Maintaining Design Consistency with Strada
Briza units are installed in bedrooms to provide heating and cooling. CG Fry & Son has also selected the Strada heat pump radiators for landing areas and circulation spaces.
Using Jaga’s Low-H20 technology, Strada delivers fast, responsive heating at low flow
temperatures while maintaining a slim, refined profile that aligns with the homes modern interior design and sits beautifully alongside the Briza emitters. For CG Fry & Son, quality and consistency were key.
Sianne Page-Smith of CG Fry & Son commented:
“This project marks our first collaboration with Jaga and they have been a natural fit from the start. We chose their Briza units for their compact, space-saving design and the Strada units complement them perfectly. The transition to this new technology was efficiently managed with the guidance of Jaga’s Divisional Sales Manager, Paul King, whose support was invaluable. From the product showcase at Kriekels House to their rapid turnaround on detailed radiator schedules and a tailored homeowner guide, Jaga has been excellent. We are excited to see the cooling function in action this summer and highly recommend their innovative approach. Together, Briza and Strada ensure that performance, aesthetics and manufacturing quality are consistent throughout each property.”
Delivering a Future-Ready Comfort Model
Welborne demonstrates how planned communities can integrate renewable infrastructure and advanced emitter technology to create genuine year-round comfort.
The Briza heat pump radiator enables heating and cooling from a single, beautifully designed emitter connected to a simple two-pipe heat pump system. By utilising the water-source energy network as both a heating and cooling source, Welborne maximises the value of its shared infrastructure.
The result is not just compliance with current standards, but a residential comfort strategy designed to perform reliably for decades, supporting both sustainability targets and the living experience of residents.
Jaga UK Expertise
Jaga UK is incredibly proud to be part of this forward-thinking garden village that prioritises sustainability and energy efficiency.
Paul King, Divisional Sales Manager for new build projects at Jaga UK, has provided hands-on guidance and technical advice throughout the first phase of this project, and by working closely with all stakeholders involved in Welborne, was able to provide low-carbon heating and cooling to the first new homes.
Paul commented on his involvement in this project, saying:
“Our role was to help ensure the heating and cooling solution not only met the technical requirements but also supported the wider ambition of creating sustainable, future-ready homes. The Briza was a natural fit, delivering efficient low-temperature heating alongside the ability to provide cooling from the same system. Seeing that vision become a reality and knowing homeowners will benefit from year-round comfort for many years to come has been incredibly rewarding. We look forward to continuing our involvement in Welborne as the site continues to develop.”
